With our experience in the real estate sector, which started in Turkey in 2001 and expanded to selling properties to Turkish investors in the USA in 2017, we have gained expertise in international sales. We have now decided to continue our experience in the real estate market in the UK.

  • Payment and Contract Terms:

    • You can pay a 10% deposit and sign an exchange contract, and pay the remaining 90% at the time of delivery.
    • If you do not complete the remaining balance at the specified times, the company can forfeit your 10% deposit.

    Construction Company Assurance:

    What happens if the construction company fails to complete the project? You need to inquire whether the construction company is a member of the NHBC (National House Building Council). This organization provides insurance and guarantees to member construction companies. It insures the 10% you paid at exchange, and in case the construction company goes bankrupt and cannot deliver your home, it refunds you the 10%. Therefore, we advise against making interim payments until the properties are delivered.

    Mortgage Information:

    • If you plan to buy from the project with a Mortgage, you should not consider long-term project options if there is more than 6 months until the completion of the project.
    • If there is more than 6 months until the completion of the project, you cannot apply.
    • Is it possible to use Mortgage in the UK while being outside the UK? Yes, it is possible. Contrary to popular belief, the mortgage process is not a very difficult process. The system is more interested in how you use the property. If you are buying a property with rental income, a repayment plan is made based on the property's rental income, and monthly installments and down payments to be paid are determined.

    Furniture Purchasing Support

    Proof of Source of Funds for Property Purchase (AML):

    The UK has made it mandatory to prove how the money used for buying a property was obtained in order to prevent money laundering. If you cannot prove your income, we recommend reconsidering your intention to buy real estate. Therefore, the lawyer handling the transaction and the company selling the property need to conduct research on the source of funds.

    For employed individuals:

    • Passport and residency permit
    • Pay slips
    • Documents related to bonuses or profit-sharing payments
    • Bank account statements

    Even if support is received from relatives such as spouse, siblings, parents, etc., the individuals providing support will need to prove how they obtained the money, similar to the documents listed above.

    Company Owners – Employers:

    • Passport and residency permit
    • Company documents (tax registration certificate, partnership structure, business activity certificate)
    • Income tax declarations
    • Bank account statements

    In case of purchases made as gifts:

    In cases of receiving gifts where the recipient pays for the gift, the source of funds for the giver also needs to be explained based on documents similar to those listed above.

    Income from Selling Vehicles or Real Estate:

    • The income from sales of vehicles or real estate should be documented in the title deed or notary sales contract, and the amount received from the sale should be visible in bank account statements. In other words, your sales in Turkey should reflect the amount of money you send to the UK.

    Rental Income:

    • If you have rental income, you will need the title deed of the property generating rental income and a copy of the rental contract.
    • Bank account statements showing the rental payments received.

    Interest and Stock Dividend Payments:

    • Statements related to deposits and deposit interest.
    • Statements showing dividends received from stocks.

  • Once you find an option in the UK that fits your budget and payment method:

    • An offer is made on your behalf.
    • All negotiations to ensure the best price for your investment are managed and finalized by us.
    • After agreeing on the price, the buyer's passport and address documents are sent to the selling company, and the deposit is paid.
    • This paid deposit amount will be deducted from the total cost of the investment.
    • In exchange for the deposit amount, a preliminary agreement or reservation form is created with the seller and sent to the buyer.
    • Once an agreement is reached, lawyers are appointed to initiate the official purchase process.
    • Real estate transactions in the UK are conducted through lawyers. Transactions outside of authorized lawyers are not possible.
    • The seller chooses their lawyer, and the buyer also chooses their own lawyer.
    • The buyer's lawyer, after opening the file, requests documents related to the source of funds to be used for the purchase of the property.
  • Types of Titles in the UK

    Leasehold

    You own the property itself. The land on which the house stands does not belong to you. The land has been leased for many years, and you have been given the right to use it.

    When it's leasehold, you generally own the property for 100 years. After this period, there is no question of someone taking the property from you. You can extend the leasehold contract after receiving it.

    In leasehold contracts, make sure to check and verify the remaining lease term of the property.

    Another thing to note for leasehold properties is that you need at least 75 years or more of lease to obtain a mortgage. Sellers generally extend the lease if it has fallen below 75 years.

    Another aspect to pay attention to in leasehold properties is the ground rent. You should definitely inquire about how much they charge and how much this fee will increase over the years.

    In leasehold properties, there will also be management fees. A fee similar to the property's maintenance fee is charged. This fee is collected by the management company. You can inquire about how much they charge annually from the previous homeowner. You can ask about their expenses and future charges.

    Freehold

    Both the building and the land of the property belong to you.

  • In the UK, real estate transactions are conducted through authorized solicitors. Working with authorized solicitors is a legal requirement to ensure all bureaucratic procedures and money transfers are safe and smooth.
